Interested in living on campus over the summer? Summer housing is available for USM students. Summer housing will be available on the Gorham campus in Upperclass Hall and on the Portland Campus in Portland Commons.

Eligibility
Who is eligible for summer housing?
- Matriculated USM students who are either:
- Enrolled in summer 2025 courses (if you are a new admit, you must be matriculated for the summer 2025 session) OR
- Pre-registered for fall 2025 courses AND
- Do not have a past-due balance
Who is not eligible for summer housing?
- Non-enrolled USM students
- Non-matriculated USM students
- USM seniors graduating in May 2025 who are not taking summer classes
Dates and costs
What are the summer housing dates?
- USM students can live on campus for the summer starting May 12th
- USM student summer housing goes until August 8th at which point students will transition to their fall placements or off-campus
- To be considered for summer financial aid to assist with housing costs, students must be enrolled at least half time for the summer semester (6 credits for Undergraduate and Law, 3 credits for Graduate). Students enrolled less than half time for the summer semester have the option to enroll in a payment plan or pursue alternative private loans.

Application and Cancellation Information
How to apply:
- The USM Summer Student application will be available through the housing portal starting February 3rd. To access your housing portal you can go through your myUSM quick links to the USM Residential Life and Housing Portal or follow this link.
Cancellation and refund policy:
In order to cancel your summer housing application or assignment, you must email us at usm.reslife@maine.edu. The details for refunds based on your cancelation date are below:
- Cancelations received in writing to usm.reslife@maine.edu prior to your check-in date: 100% refund
- Cancelations received in writing to usm.reslife@maine.edu after arrival and check-in: the room rate will be prorated based on the date of official check-out, and confirmation from hall staff that the room has been vacated and cleaned.
- Please note that cancelations that are not received in writing, or improper check-outs may result in additional fees.
Payment Information:
- Your housing assignment confirmation and balance due amount will be e-mailed to you. Any past-due balance on a University account must be cleared before a summer housing assignment is made.
- A three-payment plan option, with an enrollment deadline of May 15, 2025, may be available for those USM or UMS students planning to live in housing. Contact Student Financial Services at usm.studentaccounts@maine.edu to set up this payment plan. If it is after the enrollment deadline, contact them to discuss your payment plan options for assignments after May 15th.
Move-out Details
In general, students are expected to move out on the date they put on their summer housing application. However, USM students have the option to stay through the gap between the end of summer and the beginning of their fall housing assignment.
- USM students staying for the full summer from May to August 1st, who have a fall 2025 room assignment at USM and are registered for USM fall classes, may move into their fall 2025 room assignment and stay through the gap period between the end of the summer term and the start of the fall term at no additional charge.
- Other USM summer students wishing to stay for the gap from the end of summer housing through fall move-in must have a summer move-in date of July 4 or earlier, must be continuing in summer housing for the remainder of the summer session, and must have a fall 2025 room assignment at USM. An additional $140.00 charge will be applied to the student’s account for the gap period.
- Students without a fall 2025 room assignment and/or those who move into summer housing on or after July 5 are ineligible to live on campus for the gap period from August 10 to fall move-in and must move out at the end of the summer session or by their indicated check-out date on their application, whichever is earlier.
